A contemporary home designed for comfortable everyday living
This modern home—featuring a mezzanine and no garage—was designed to meet the needs of families, couples, or homeowners seeking a primary residence with a clean aesthetic that offers an excellent quality of life within an optimized footprint. With 1,440 sq. ft. spread across two levels, contemporary architecture, and spacious interiors, this model emphasizes natural light, clean lines, and a highly efficient layout.
Its vertical siding, shed roof, and wood accents create an elegant façade that blends seamlessly into both urban and natural settings. Omitting the garage allows the entire floor area to be dedicated to living spaces while reducing the building's footprint.
Built on a slab foundation, this residence has neither a basement nor a walk-out lower level, simplifying construction while ensuring low maintenance and excellent accessibility.
An open and welcoming ground floor
From the moment you enter, the home impresses with a bright open-concept area where the living room, kitchen, and dining room flow naturally into one another. Numerous floor-to-ceiling windows maximize natural light and create a direct connection to the outdoors.
The kitchen is centered around a large island with seating for several people, quickly becoming the heart of the home for everything from meal prep to family gatherings. The adjacent dining area accommodates a large table, while the living room enjoys an open, airy feel that fosters a warm atmosphere.
The ground floor also includes two bedrooms, including a comfortable master suite with easy access to a spacious full bathroom. This bathroom features a freestanding tub, a separate shower, a double vanity, and built-in linen storage, offering the level of comfort expected in modern homes. A discreetly integrated mechanical room completes this floor, housing technical equipment while preserving the residence's overall aesthetic.
A versatile mezzanine that maximizes space
One of the main highlights of this modern home—featuring a mezzanine and no garage—is its second level. Accessible via a central staircase, the mezzanine overlooks the main living area and offers great layout flexibility.
It features a spacious area suitable for a home office, family room, library, or relaxation corner. This layout is ideal for remote work or for creating a dedicated leisure space.
This level also includes a third bedroom and a second bathroom, offering added independence for occupants or guests. Smartly integrated storage space rounds out the floor, optimizing every available square foot.
Thanks to this layout, the home maintains a clear separation between common and private areas, enhancing comfort for all residents.
Modern architecture with clean lines
On the outside, the residence boasts a bold contemporary style. The single-slope roof accentuates the building's architectural character, while vertical cladding combined with wood accents adds warmth and elegance.
Large windows maximize natural solar gain and offer unobstructed views of the property. The façade's balanced proportions allow for harmonious integration into various types of lots.
Measuring 48 feet wide by 23 feet deep, this model adapts easily to diverse lot configurations while maintaining a distinctive architectural presence.
A floor plan designed to evolve with your lifestyle
This modern home with a mezzanine and no garage is an excellent choice for those seeking a functional, light-filled, and sustainable floor plan. Its interior layout promotes fluid circulation, while the mezzanine offers great versatility to suit the occupants' needs. Whether for a young family, a couple needing a home office, or homeowners seeking a contemporary, low-maintenance residence, this model offers an ideal blend of modern design, everyday comfort, and optimized space.
Designed by the technologists at Plan Maison Québec, this plan can also be customized to meet your specific needs while accommodating the requirements of your lot and construction project.
