The first meeting with your architectural technologist

That's it, you have decided to build or renovate your house and you are now looking to have your plans drawn up. In order to avoid numerous delays and unforeseen events, we will help you facilitate your procedures in the different stages of your project.

Today, I will explain to you how to prepare for your first interview with your architectural technologist?

1. The rules of your municipality

In the case of a new construction project

Unless you are building a structure of less than 5 m², you must comply with your municipality's building regulations. It is used to control the quality, durability and character of a building's structure by governing the nature of permitted materials and how they are assembled. It is therefore important, above all, to know what you are allowed to do or not do on your land. To do this, consult the town planning department, they will be best able to inform you about the particularities that your municipality requires regarding your land. Some, for example, require a technologist seal before validating your plans. As this can cause an additional cost in your budget and a waste of time if you have to add it after having your plans made, it is important to prepare well to avoid any unpleasant surprises and late corrections.

If it is a renovation project

It is important that your technologist has access to the existing house plan. If you do not have it, you can ask the town planning department of your municipality to provide it to you. You must also find out about existing municipal regulations to avoid any unpleasant surprises. If, however, you do not have it on hand before our appointment, you can still make the meeting and we will simply begin the plans once you have obtained it.

2. A well thought out plan

For new construction.

Even if you have lots of ideas for your future home, it will not necessarily be possible to do everything and anything depending on the slopes and soils of your land . We therefore advise you to obtain detailed information from your surveyor to locate your house and choose the most functional plan for your needs and your land. This will allow you to focus only on what is possible.

For a renovation project

You can also provide your technologist with the layout plan of your house which will help them a lot in their work later.

3. A mess of ideas

For a new house

My biggest tip to make your technologist's job easier is to give them as many ideas as possible. Draw what you want to have. Whether it is the distribution of rooms, the elevations, the approximate interior dimensions, the positioning of doors and windows, the materials you want to use, the finishes you want to see, etc. Bring as many elements as possible that will help the technologist better understand what you want and satisfy your request. You can also provide photos and images of inspiration found online. Since he's not in your head, anything that helps him narrow down exactly what you want will be a big help in drawing up your plans. And then, it will prevent you from wasting time and money on corrections because it doesn’t suit you.

If it’s a renovation project

In addition to your existing house plan obtained from the city, do not hesitate to take the dimensions of the rooms and draw the modifications you want to see made to your interior . This can be accurate on graph paper or coarser. If you add as many photos as possible of the existing building, more precisely of the spaces you wish to modify and if you provide additional examples, you will be of great help to your technologist.

There you are, you are now ready for your first interview with your technologist. We hope these tips were able to help you.
