A triplex model designed by the technologists at Plan Maison Québec
At Plan Maison Québec, we design residential construction plans tailored to modern needs. Our architectural technologists develop fully customizable models that cater to both investors and families wishing to share a building while maintaining their privacy. This two-story intergenerational triplex offers an excellent solution for maximizing land use while providing spacious, bright, and functional living units.
Like all our models, this plan can be modified to suit your specific requirements—whether regarding the interior layout, window placement, materials, or architectural details—to create a building perfectly suited to your project.
Contemporary architecture with timeless lines
This triplex harmoniously blends contemporary and traditional styles. Its understated architecture, featuring well-balanced rectangular volumes and horizontal siding, allows it to fit seamlessly into both urban neighborhoods and quieter residential settings.
With no garage, the entire footprint is dedicated to living space, maximizing the 2,720 sq. ft. of area distributed across two floors and a fully finished basement. Numerous windows flood each unit with abundant natural light, while independent entrances ensure occupant privacy. Balconies and porches add a welcoming touch to the exterior while providing outdoor spaces to enjoy every day.
Three spacious, well-organized units
This two-story intergenerational triplex features a highly efficient interior layout.
The fully finished basement houses two family units, each spanning two levels. Each unit includes three bedrooms, a full bathroom, a master bedroom with a walk-in closet, and a well-planned circulation layout that effectively separates private areas. The ground floor is dedicated to the living areas of these two units. Each unit features a functional kitchen with a central island, a dining area open to the living room, a pantry, a shower room, and independent outdoor access. This layout ensures smooth traffic flow while creating a welcoming, light-filled environment.
The upper floor houses a third, completely independent unit. It includes a spacious open-concept area combining the living room, dining room, and kitchen; three bedrooms—including a master suite with a private walk-in closet; two full bathrooms; and ample storage space. This configuration offers great comfort for a family while maintaining a wonderful sense of spaciousness.
In total, the building features 9 bedrooms, 6 bathrooms, and a poured concrete foundation, with dimensions of 40 feet in width by 34 feet in depth—striking an excellent balance between residential density and quality of life.
An excellent choice for a rental or family project
Thanks to its versatile architecture, this model suits various types of residential projects. It is an excellent choice for a rental investment, a multi-generational living arrangement, or a family wishing to occupy one unit while generating income from the others.
The design optimizes every square foot to provide comfortable, bright, and easily furnished living spaces. Open-concept areas foster a welcoming atmosphere, while the numerous bedrooms meet the needs of modern families.
Like all Plan Maison Québec models, this plan can be customized to meet municipal requirements, aesthetic preferences, or your specific lifestyle. Our team of technologists will work with you to adapt the project to your lot and your unique needs.

CONSTRUCTION COSTS
Every project is unique, and so is its budget.
Due to market fluctuations and the specific details of your project, our cost estimates are tailored to your needs during a free initial consultation with our team.
PLAN DETAILS:
When you purchase construction plans, they include the following elements:
. Elevations
. Floor plans
. Roof plans
. Technical details
With these plans, you will be able to apply for a building permit from your municipality, obtain quotes from local contractors, and proceed with construction—either by hiring a contractor or by building the home yourself.
Please note that every city or municipality has its own zoning and urban planning regulations. It is your responsibility to ensure that the dimensions and design elements meet permit requirements and comply with local setback and coverage regulations. The plans can always be modified to meet your area's specific requirements.
LIST OF MATERIALS
The plans purchased online do not include a materials list, as the specifications must be tailored to your specific choices. However, if you would like a complete materials list, you can select that option when purchasing your plans, and one of our professionals will be happy to work with you on it.
CONSTRUCTION DETAILS:
All new home plans are sold with a standard construction details sheet—including specifications for poured concrete foundations and technical details for typical wall sections (compliant with current energy-efficiency standards).
COMPLIANCE AND RESPONSIBILITY:
It is the buyer's responsibility to verify applicable siting and construction standards with the municipality. Fees may apply for any additional required modifications.
COPYRIGHT AND USE OF PLANS:
Whether in paper or PDF format, purchased plans are protected by copyright law. Purchasing the plans entitles you to build only one (1) house for yourself; you may not sell, modify, or copy the plans. Please contact Plan Maison Québec regarding any modifications to your construction plans. If you wish to build the model multiple times, this is certainly possible; however, please contact us at info@planmaisonquebec.com to discuss our offers for contractors and real estate professionals.
