A compact farmhouse designed for single-level living
This 3-bedroom farmhouse plan—designed without a basement—offers a 1,380 sq. ft. single-family home where all living areas are consolidated on the ground floor. Measuring 52 feet wide by 30 feet deep, the residence features a horizontal layout that is particularly appealing to homeowners looking to eliminate stairs and enjoy a simple, functional interior flow.
The exterior architecture blends farmhouse and contemporary influences. A gable roof, vertical wood-look siding, and deep roof overhangs give the home a silhouette that is both understated and inviting. The main entrance is highlighted by a secondary gable and exposed wood detailing that adds visual interest to the façade.
With no garage, mezzanine, or basement, this model focuses primarily on the efficient use of its 1,380 square feet of living space.
An open-concept living area at the heart of the home
The interior layout of this 3-bedroom farmhouse plan centers around a shared open-concept area. The 11' x 13'6" kitchen features a large island with a sink and ample seating. This setup provides generous workspace while facilitating interaction with the dining room and living room.
The 12' x 8' dining room occupies a central position and opens directly onto a 12' x 15' outdoor deck, creating a natural extension of the living space to the outdoors.
The 13'3" x 11' living room completes this shared area. Windows on multiple sides invite abundant natural light and maintain a visual connection with the surrounding landscape. Three thoughtfully arranged bedrooms
The residence features three bedrooms. The master bedroom, measuring 12' x 12', is located in a separate wing and includes built-in storage.
The two secondary bedrooms each measure 12' x 10'6". Their placement in the opposite wing creates a desirable separation between the master bedroom and the other private quarters. This layout is ideal for a family or for homeowners wishing to convert a bedroom into a home office, guest room, or multi-purpose space.
A full bathroom and a separate laundry room
The main bathroom (12' x 8'4") includes a freestanding bathtub, a separate shower, a toilet, and a double vanity. The layout maximizes available space while providing distinct fixtures.
A separate 8' x 7' laundry room is located near the two secondary bedrooms. This room allows laundry appliances to be housed in a dedicated, enclosed space rather than in the bathroom.
Near the main entrance, a vestibule and a coat room provide a functional transition between the outdoors and the living area. A separate 9' x 5'4" mechanical room rounds out the utility spaces.
Built on a poured concrete foundation
This three-bedroom farmhouse-style home—designed without a basement—sits on a poured concrete foundation. The entire layout is situated on the ground floor, with no mezzanine or walk-out lower level.
The single-story design streamlines circulation and concentrates essential functions on one level. Positioning the private areas on either side of the central living space also makes efficient use of the building's width.
With its three bedrooms, open-concept layout, separate laundry room, terrace, and contemporary farmhouse aesthetic, this model offers a balanced solution for those seeking a family home of manageable size.
The plans can also be adapted to modify the interior layout, window and door placements, or specific architectural features to suit project needs and site-specific requirements.
