4,264 sq ft farmhouse quadruplex floor plan

This farmhouse quadruplex floor plan offers a distinctive multi-unit design that combines warm residential architecture with a rational layout of four living units. With a total area of 4,264 sq ft spread over two floors, the building includes eight bedrooms and four bathrooms, while maintaining a relatively compact footprint of 45 feet wide by 50 feet deep.

Designed without a basement, garage, or mezzanine, this model relies on a slab foundation and a vertical distribution of spaces. This configuration is an attractive solution for a multi-unit project seeking four units spread over two levels.

Farmhouse architecture adapted for multi-unit housing

The exterior architecture is one of the distinctive features of this model. Unlike a more conventional approach to rental buildings, this farmhouse-style fourplex incorporates several features associated with residential architecture: gabled volumes, roof overhangs, a covered gallery, and a combination of cladding in natural tones.

The façade is punctuated by various vertical volumes that visually break up the building's mass. The contrast between the dark cladding of the gables, the brown surfaces, and the pale finishing elements accentuates this composition.

The long covered gallery also contributes to the farmhouse character while protecting access to the ground-floor apartments.

Four apartments spread over two floors

The interior layout is designed around four living units, for a total of eight bedrooms and four bathrooms. Each apartment therefore has two bedrooms and one bathroom, a versatile configuration suitable for various types of occupants.

The common areas of each unit feature an open-plan layout. The kitchen with its island flows seamlessly into the dining room and connects to the living room, facilitating easy movement between the main living areas.

The room dimensions were carefully chosen to maximize the available space, while circulation areas and staircases are grouped to streamline the overall layout of the fourplex.

A 4,264 sq ft design without a basement

The slab foundation is a key feature of this model. The entire 4,264 sq ft is developed on the ground and first floors, eliminating the need for basement units.

This approach allows the living spaces to be concentrated on two above-ground levels. The building also has no garage, freeing up space to accommodate the four units and their circulation areas.

With a width of 45 feet and a depth of 50 feet, the building's geometry is well-suited to various multi-unit residential projects, subject to the site planning, density, and zoning regulations applicable to each municipality.

Eight bedrooms and four bathrooms

The architectural program includes eight bedrooms, two per unit, and four bathrooms. The bedrooms are grouped in more private areas, while the kitchens, dining rooms, and living rooms form the main living spaces.

This functional separation helps create cohesive units while facilitating the organization of technical components and circulation.

A farmhouse-style fourplex floor plan designed for adaptability

This farmhouse-style fourplex floor plan on a slab foundation provides a particularly attractive base for a developer, contractor, or owner looking to develop a four-unit building with a strong residential architectural identity.

As with other Plan Maison Québec models, the plans can be adapted to suit the site, project needs, and municipal requirements. The dimensions of the rooms, openings, exterior materials and various layout elements can thus be revised by
